And Extending an Opportunity

Private lenders for real estate investing may be a desirable
resource for some, but there's a better way.  Attracting private investors
or private money partners, instead, will consistently bring more cash to
the table.  Liquid capital provides you with greater access to more
properties and gives you the power to act swiftly on fruitful and often
competitive opportunities.  No need for unreliable investor techniques or
shell games; cash gives you unrivaled access to bank REOs,
foreclosures, pre-foreclosures, short sales, probate deals, flips, rehabs,
wholesale properties or any other deal where cash gives you the edge.

So, what's the difference?  Perception.  Presentation and structure
make all the difference.  John Lydic is the author the "Land Trust
Partnership Program™," a powerful and practical system, which shows
you how to find the money to fund your real estate deals and gives you
the legal mechanism, personal control and flexible structure to put it to
use.

John Lydic began wholesaling in 1999.  Like most wholesalers, he was
cash strapped and depended on finding assignable deals to earn a living.
John has since learned that it is actually easier to find the money to
purchase REOs, or any other deal, than it is to find sellers who are willing
to give you assignable contracts. John created this system out of
necessity, first and foremost, for his own use and continues to follow the
program to a T whenever he needs new funding.

John illustrates his "share the pie" philosophy, which he and
many other successful real estate entrepreneurs maintain as essential: In
effect, my program achieves the same results as borrowing, but it puts
you in control, offers more incentive to prospective cash partners and
ensures that funds are available when you need them without application
or processing delays.

In business, your success often depends on the position you stake out
right from the start.  Whenever you can, turn the table in your favor.
Always act from a position of strength.  Perception is reality.  Is the glass
half empty or half full?  Are you asking for money or extending an
opportunity?  With the Land Trust Partnership Program, or LTPP, a
request for funds becomes an offer to join you in a profitable enterprise.
You are not asking for a favor or applying for a loan.  Instead, you are
offering an attractive return for the use of a prospective investor's funds
in a 50/50 joint arrangement.  You do all the work, they put up all the
money and profits are split equally.

I have found that the presentation of equality in my system is more
inviting to prospective funding partners.  Although the status of the
prospective partner remains passive, the structure extends a greater
feeling of direct involvement with a more enticing position of equity.  Even
if a prospective partner earns exactly the same in a lending capacity as
he would in a 50/50 partnership, the equal partnership always sounds
better to the person forking out the cash.

It is in our nature to wonder what the other guy is making.  In a
lending capacity, the private lender may wonder if they're getting the
short end of the stick.  They might think, "Am I parlaying all the financial
risk to make this guy rich?"  My system provides complete transparency to
prospective partners, confers relevance and grants ownership in the
venture.

The structure of the LTPP is designed to best serve your power to
act and perform effectively and efficiently, while providing the investor with
a concise, step by step plan of action comprehensible to the lay person.
The LTPP business plan and its corresponding forms and components
may be tailored to fit your individual needs.  No one investor, local area,
strategy, funding requirement, criteria, method or style is the same.  So,
depending on your specific needs, valuation formula or strategy, the
LTPP provides a fully customizable program that works.
